In the Cira Centre, the first new skyscraper in Philadelphia in 15 years, Structure Tone was selected as one of Brandywine Realty Trust’s preferred contractors to provide construction services for their tenants. One of Structure Tone’s first projects was the built-out of Reger Rizzo & Darnall LLP’s new headquarters. The 30,000sf office space consists of law offices, a new lobby, multiple pantries, conference rooms, elevator lobby, reception area, law library, perimeter offices and open plan work areas.
Coordinating Schedules with the Base Building Contractor, Owner and Tenant
It was very important that the project be completed on schedule since operations could not be interrupted during the move. Working closely with the architect and owner’s representative, we developed a plan for on time completion of the fast-track, 10-week project.
Due to time constraints for the relocation and the base building contractor’s schedule for the Centre’s completion, coordination was a key issue.
A portion of our work was conducted on a design/build basis since the base building contractor was still completing the upper floors. Our team created a detailed schedule and logistics plan for delivery of materials that accommodated both our project needs and those of the base building contractor—in addition to being considerate of the buildings other tenants.
Finishes
Reger Rizzo & Darnall’s new office space received special finishes to safe-guard the often private environment necessary in a law office. This included office and conference rooms that were fully insulated with privacy walls that stretched from the floor through the ceiling to the decking above. The paralegal and secretarial areas were finished with attractive millwork. Other materials included stone flooring and wood panels for the reception area and glass and fabric wall panels for the elevator lobby.
