

No matter where your firm is building, you want each office to have a personality while maintaining the corporate brand. Structure Tone, which has built offices for K&L Gates in New York and Boston, recently fit-out its new office space in Miami to provide the client with that consistent look.
Our firm completed construction of a 40,000sf interior fit-out project in 21 weeks. The two-floor fit-out included construction of perimeter offices, pantries, a library, video-conference rooms, a reception area, and secretary and paralegal workstations. Many details of this project, such as the Unifor Glass System, lighting package and pyrok ceilings, were custom made for this project. The reception area featured marble tile, custom carpeting and white lacquer wall paneling. Conference rooms were fit-out with state-of-the-art audio-visual components.
Team Coordination
Working on two floors of one of downtown Miami’s busiest office buildings was an exciting challenge. 200 South Biscayne Boulevard is a sophisticated structure in the financial district with its own set of stringent rules and regulations. The building owner, Cushman & Wakefield, created rules that are excellent examples of construction practice. For example, the building management had its own construction consultant come in to measure and inspect every hanger placed for the infrastructure equipment.
We worked closely with building management and the architect to develop schedules and logistic plans for working in the occupied building, including security approvals for construction staff and delivery protocols for materials. We made all necessary accommodations to ensure that adjacent tenants affected by our build-out were not inconvenienced in any way. As a result of our quality work, completion of this project on time and within budget, we are currently working on another project at 200 South Biscayne Boulevard.
History of Success
No strangers to working with K&L, we have provided construction management services for over approximately 187,000sf of space in Boston as well as 45,000sf in New York City. Both projects required detailed phased construction plans, as well as the careful coordination of the high-end finishes that are always a hallmark this prestigious firm’s offices. In all three of these K&L offices the reception and atrium areas were a key focal point. In Boston the 25 foot high atrium also included a feature staircase of marble and glass. With these projects, our staff is thoroughly familiar with K&L’s exacting standards.
