Gibbons
Newark, NJ

Structure Tone’s work at Gibbons’ law offices was awarded Project of the Year by the Construction Management Association of America (CMAA). During this project we provided construction management services for the relocation of Gibbons’ corporate headquarters. This 115,000sf, five and a half-floor project was completed on-time and includes:

  • four floors of practice space
  • one floor of high-end conference center facilities
  • attorney’s offices and custom secretarial stations
  • LAN room

  • support space

Strong Relationships with the Building Community

The project team utilized its local construction market knowledge, over 20-years of experience in New Jersey, and strong relationships with the City of Newark and the local subcontracting community to ensure the schedule. Structure Tone’s local expertise and market presence enabled us to implement a pre-qualified subcontractor bidders list and ensure that the selected contractors were able to appropriately staff this fast-track project and allow Gibbons to move in on time.

Also, when the permit process for the project became protracted, Structure Tone was able to implement an effective solution by working closely with the property manager— The Advance Realty Group. Structure Tone collaborated with The Advance Realty Group to construct “mock up” offices while awaiting final approvals from the City of Newark Building Department. The mock-ups were used as trials for the Acme glass office fronts (long lead procurement items), carpet, paint color, window blinds and furniture. These trials allowed us to keep the project moving and troubleshoot while permitting issues were being resolved. This ultimately resulted in achieving the schedule for Gibbons.

Maintaining the Schedule Through Long-Lead Procurement

Another key factor in maintaining the schedule and quality of the project was the identification of various long-lead procurement items early in the design process. By working closely with the owner’s representative, VVA, Structure Tone created a separate bid and filing package for the interconnecting stair. Thus, we were able to begin fabricating the detailed five-floor interconnecting stair tower. We followed the same procedures with custom finish materials, prepurchasing the Italian marble stone flooring and awarding the subcontract prior to the completion of design documents. This entailed working closely with the project architect, The Phillips Group, local stone distributors, and contacts at the stone quarry in Italy to procure stone flooring and stone countertops. The Acme glass office fronts used in each of office were also identified as long-lead items early in the design process.
