


Serving as construction manager, Structure Tone is working with Cadwalader, Wickersham & Taft to build its new 93,000sf law office. Four floors are to be fit-out, three comprising of typical office space with executive offices incorporated into the design and one floor for the high density file system and library. Working alongside the base building contractor, Structure Tone coordinates the schedule and delivery dates to ensure that the tie-ins for sprinkler, mechanical and electrical systems are installed correctly throughout the space.
LEEDing the Way
As an environmental steward, Structure Tone works with our clients to incorporate eco-friendly practices into their new offices. Structure Tone’s knowledge and previous experience in building LEED projects, at all levels, helped the project team convince Cadwalader, Wickersham & Taft to “go green.”
At the beginning of the design stage, Cadwalader had not planned to build a LEED Certified project, but Structure Tone showed them with a few small changes in scope, and minimal changes to their budget, the new law firm space could achieve certification.
The project is going into a prospective LEED Platinum building, so the project was already eligible for some LEED points before the design began. The project team is also using low VOC paints and furniture, recycling and separating construction waste on the site, and conducting indoor air quality testing. These are just a few of the techniques being used to green the law office.
Scope Changes, Moving Floors
There have been multiple changes since the beginning of the design phase, as well as changes to the floors Cadwalader will occupy. Cadwalader and Structure Tone's preconstruction team are currently looking at the layout and benefits of the floors available in this building. The preconstruction team has been vital to the success and management of the project schedule, keeping the project in continuous motion so as not to delay the construction or delivery of the floors for this law firm.
